    Areas of expertise include:

    Flood Assessment

    During the aftermath of Superstorm Sandy in Long Island, NY, Alex assisted in the assessment of approximately 75 residential and commercial properties, which were affected by the natural disaster. As part of the assessment, he was responsible for assisting in a full structural inspection and evaluation of all structural elements. These elements included foundations systems, load bearing structural members such as columns, floor decks, and roof systems which were fully inspected and analyzed for structural deficiencies. Investigation of the existing conditions of the subgrade soils was also conducted. Alex, accompanied by an engineer, conducted non-destructive testing to ensure subgrade soil stability. As part of the assessments he was responsible for reviewing building codes to reference and utilized to ensure code compliance of the existing building. With the assistance of an engineer, he was responsible for preparing summarized investigative conclusions as well as recommendations for repairs to structural components of each property where repairs were required. He would reference geotechnical ASTM standards to specify a foundation system to match the existing soil conditions. His activities also included direct contact with clients, property owners, project managers, and sub-consultants.Concrete Inspector

    As a construction inspector for the Town of Hempstead, Alex was responsible for the overseeing of the reconstruction of a number of residential roads throughout the Town of Hempstead. The road improvements would include new sewer, and water main work, new drainage system including catch basins, manholes, connections, new asphalt pavement, new curb and sidewalk, street lighting, and traffic signal work, tree planting and removal, pavement marking, installation of guard rails, and installation of new bulkheads. His responsibilities on site would include preparing field notes, preparing daily inspector reports, measure and enter the quantities into the payment, reviewing contractor’s documents submitted every month before payment submissions, reviewing specifications for the work items as required for the project, and conducting ASTM standard concrete field testing, including slump test, temperature test, and air content test.

    Property Condition Assessments

    Alex has performed Property Condition Assessments and subsequent reports on approximately 75+ commercial and residential properties. His responsibilities during the site assessments and reports included rendered professional judgments as per structural and mechanical integrity of building systems, as well as Expected Useful Lives (EUL’s). Alex would prepare reports which included calculated Insurable Value for each asset type via Marshall & Swift method. Remedial repair costs for deferred maintenance and Modified Replacement Reserves to maintain property viability over the loan term were also prepared. His reviews would also often include professional opinions on cause/effect of structural defects, roofing failures, interior and exterior mold/mildew, wood rot, failed window/door/skylight assemblies, water damage, storm drainage backups/clogs, roof materials, installations and flashings, decking, masonry, chimney failures, fuel oil spills/leaks, ADA issues. Property Condition Assessment reports would follow ASTM E2018-08 protocol, field work, report write up and costs/reserves principals.

    Construction Review and Project Monitoring

    Alex has performed Plan and Cost Reviews and subsequent monthly construction assessments of over 100 Construction Projects. Project scope would include new construction, renovations, and all related furniture fit-outs and space planning. His initial responsibility would include a full review of plans and construction documents prepared by Architects and Engineers. The review would include analysis of structural systems, mechanical equipment, electrical loads, utility analysis, budget analysis, civil site plan review, contract review, zoning review, and permit reviews. A complete feasibility study of the construction project would be prepared. Any issues or concerns based on the review of the documents would be addressed along with a full recommendation of mitigating any risks and solving any issues. A report direct to the client would be prepared analyzing the feasibility to construct the project. A full detailed estimate and schedule review and analysis would be prepared with every report.
